Feedback re Resort Fees
We've seen feedback in the Facebook Group about the implementation of resort fees on Grandview owners who book using RCI.
It has been long accepted, by management, owners, and resort operations, that Grandview owners do not pay resort fees for their use of the property.
We believe the Bylaws, as written support this stance.
Following the buyout of Daily Management, The Berkley Group, and other Grandview affiliated entities by Vacatia, we've seen a shift in this policy.
Actions We've Taken
We have initiated contact with resort operations to get clarity on this change. The initial response was that any use of the resort outside the designated timeshare ownership would incur a resort fee.
We asked for clarity:
1) Can you provide the reference in the Bylaws or Covenants that permit a fee to be charged to owners for their usage of the common areas?
2) If it's not in the governing documents, can you provide a copy of the board resolution or minutes where a charging policy was adopted, including an individual record of votes by board members on the matter?
3) Can you confirm the manner in which owners were notified that they would be charged a resort fee for common area usage outside of their home week?
We have not yet heard a response, after a 2nd follow up.
The Collective is having discussion amongst owners regarding further action including civil courts or the Attorney General under NRS 82.
Our Analysis
As with all membership organizations, participation and engagement of members is the key to protecting and preserving the rights of non-developer members.
Our review of the budget seems to indicate that resort fees collected can lower maintenance fees for all members.
Our belief is that Vacatia, a multi-million dollar corporation, their subsidiaries and agents are using resort fees to subsidize their own maintenance fees at the expense of other members who actually use the property. Which in turn, doesnt lower maintenance fees for all members, but it does lower operating costs for the Vacatia, who rents Grandview units to the general public at excessively low rates.
Our best defense is to engage members and meet quorum for voting at the annual meetings. Quorum is a direct threat to the tactics developers use to disenfranchise owners.

DeleteCurrently, I am at Grandview where I’ve been an owner for about 15 years. This is not the week that was assigned to us. When I checked in on June 22- they attempted to have me pay 50. I told them I was an owner and reservation booked through RCI. Management supervisor was called out of her office. I explained that I’ve not been notified of any resort fees for owners and that I was refusing to pay. She said she would talk to management and that they would get back to me. I’m leaving tomorrow and have received no calls from her supervisor. In years past, they always attempted to collect resort fees but, when notified we were owners they immediately would “Welcome Home” us.

DeleteAsk for Joe Gonzalez. He will straighten them out. Owners at the Grandview at Las Vegas do not pay resort fee. Friends and family members will have to pay the resort fee
ReplyDeleteWe also are currently staying at GVLV and were informed of a $50 Resort Fee per week. We contested and was informed "they would do US a favor and waive this time only". We will be available for any affidavits or testimonials needed.

DeleteWe spent 2 weeks in June at the Grandview. We were not there is our assigned weeks. Upon check-in we were charged $50.00 even if members. The following Friday we needed to check-in again for our second week and charged $50.00 again. NO sheets changed, amenities or any cleaning. At checkout I refused to pay the $50.00 and it was refunded.

DeleteI am an owner at the Grandview and stand united with those who are against the implementation of owners being charged a resort fee. I would think that even if we are accessed a fee we would never see a decrease in the annual fees we pay every year. The new Management Company seems to be finding any and all ways to line their own pockets. By allowing non owners to rent from our property they have no pride of ownership and will run down the facilities and if any thing will increase our cost to maintain the property! This is not what we all signed up for. What good is it for us to be deeded owners of this property when our interests are not protected. Seems like we got sold up the river!! It's totally unacceptable!

DeleteI recently bought a 2 bedroom in June Paid in full still waiting on rci membership. however im under the impression I dont have to pay resort fees for this is what was told to us before purchasing. I hope this is the case for I have been promised a few things and I hope they can keep their promises. Otherwise unfortunately will be looking for full refund. I dont do false advertisements and promises. Really hope I made the right decision this is my first deeded timeshare
